Recently, I came across two home buyers who have been willing to pay ABOVE market (appraised) value IF the Miami Beach homeowner was willing to finance some of the purchase price.  In the era of high inflationary times of the late 1970&#8242;s and early 1980&#8242;s this was known as a &#8220;Land Contract&#8221;.</p>
<h2>The advantages to both Buyers and Sellers are the following:</h2>
<ol>
<li>The Seller gets someone else to take over their mortgage payments as well as all the other expenses associated with home ownership (especially if the property is under water).</li>
<li>The Buyer gets to purchase and lock in a deal with relatively little money down, and is taking advantage of the reduced prices available today for premier Miami Beach Homes located on the water.</li>
<li>If the Buyer defaults on the mortgage / debt payments, it is a relatively fast and efficient process for the original Miami Beach homeowner to get their property back.</li>
</ol>
<p>In the past three weeks, I&#8217;ve come across four <strong><a title="Miami Beach Homes" href="http://www.homesinmiamibeachforsale.com/island-communities-in-miami-beach/miami-beach-homes/" target="_blank">Miami Beach waterfront homes</a></strong> on <strong><a title="Palm Island Miami Beach Homes" href="http://www.thekleerteam.com/Home/Palm-Island.htm" target="_blank">Palm</a></strong> and The Venetian Islands that have sold with &#8220;<strong><em>Seller Financin</em>g</strong>&#8221; being a key ingredient to getting the deals to stick.  Especially for Miami Beach waterfront homes that have been sitting on the market for over six months, this becomes a great option for both Buyer and Seller to consider.</p>

The selection of waterfront homes for sale in Miami Beach&#8217;s island communities that are under $2 Million is very limited.  This is another indication of the nascent recovery that we are seeing in<a href="http://www.thekleerteam.com/Home/Miami-Beach-Real-Estate.htm" target="_blank"> Miami Beach&#8217;s </a>overall real estate (and specifically homes) market.  I was pleasantly surprised to find out that the least expensive Miami Beach waterfront homes that had been on the market for well over TWO years are now either under contract or have recently been sold.</p>

<p>Whether it&#8217;s a single family home or condominium, a requirement for an <strong>&#8220;A&#8221;</strong> Miami Beach property in this Buyer&#8217;s market is that it be turnkey, or completely remodeled and updated.  In other words, the only additional expense a buyer has to be concerned with is moving in with their furniture and personal belongings.</p>
<p>Most especially, when sellers price their homes according to the last three months of CLOSED SALES in comparable neighborhoods, they usually draw tremendous interest from qualified Buyers.  If the real estate agent is savvy in handling (and carefully screens these potential Buyers and their Brokers), these types of waterfront homes usually receive multiple offers.  I&#8217;ve noticed in the past two months that our Miami Beach focused real estate websites are also seeing a dramatic increase in traffic, with International cooperating brokers calling with inquiries and sending sales contracts SIGHT UNSEEN.</p>
<p>Based on my personal experience, <span style="text-decoration: underline"><strong><a title="Miami Beach Waterfront Homes" href="http://www.thekleerteam.com/miami-waterfront-homes.htm" target="_blank">Miami Beach waterfront home</a></strong></span> sales are beginning to come back, with prices to GRADUALLY follow as the &#8220;A&#8221; turnkey home inventory diminishes.  Today&#8217;s high net worth foreign buyers are especially interested in the highly sought-after Guard Gated and Luxury island communities of Palm, Star, and Hibiscus Islands.  Further North, we&#8217;re also seeing significant sales momentum on Miami Beach&#8217;s North Bay Road, Sunset Islands I-IV, The Venetian Islands Chain, and<span style="text-decoration: underline"><strong> <a title="Normandy Island Miami Beach Homes" href="http://www.thekleerteam.com/Home/Normandy-Island.htm" target="_blank">Normandy Island</a></strong></span>.</p>

			<content:encoded><![CDATA[<p><a href="http://homesinmiamibeachforsale.com/miami-beach-homes-sales-january-2010/">An overview of general Miami Beach Sales Patterns as of January, 2010</a></p><p>In Miami-Dade County, pending <a href="http://www.miamibeachrealestateblog.biz/2009/12/miami-beach-housing-market-2009/" target="_self">home sales</a> decreased by 2.21 percent in December compared to the previous month, from 8,288 to 8,105 according to the Realtor Association of Greater Miami and the Beaches (RAMB) and Southeast Florida Multiple Listing Service.  This slight decrease can be attributed to the holiday season, which traditionally results in fewer home sales.  Since March 2009, when our local real estate board began tracking local pending sales, pending home sales have increased 43 percent as buyers have taken advantage of record-setting affordability conditions, the first-time home buyer tax credit, and a wide selection of properties to choose from.  Closed sales have increased each of the last 16 months, a clear sign of the strengthening market and indicative of stabilization.</p>
<p>Pending sales of condominiums in Miami-Dade County also experienced a negligible decrease in December, dropping half of a percent from 4,414 to 4,394.  Pending sales of <a href="http://www.thekleerteam.com/luxury-homes.asp" target="_blank">single-family homes</a> dropped 4.21 percent in December from the previous month, from 3,874 to 3,711.</p>
<p>We believe that the <a href="http://www.thekleerteam.com" target="_blank">Miami Beach real estate</a> market has experienced a dramatic recovery over the last year and a half, posting record closed and pending sales increases coupled with strong declines in housing inventory.  Market opportunities resulting from record affordability, low interest rates, and a second wave of short sales and foreclosures will also fuel increased sales this year.  Additionally the always-strong international buyer market segment will remain a major force in the South Florida marketplace.</p>

<p>A total of eighteen (18) <a title="Miami Luxury Homes" href="http://www.thekleerteam.com/miami-luxury-homes.htm" target="_blank">luxury homes</a> sold and closed during this time frame with an average sales price of $3,300,000. The median price per s.f. was $731, with the average time on market of 259 days. In <strong>EVERY</strong> case, <strong>ALL</strong> of these homes were significantly price reduced, and represent price rollbacks to 2004 price levels.</p>
